Central - Alice Springs Town Camps - Supply of Remote Tenancy Management Services for a Period of 21 Months

The tenancy management services seek to build sustainable tenancies by using social landlord principles that focus on early intervention, fair and equitable access, and building tenant's capacity for independence.  Tenancy management services are required to manage tenancies in accordance with the Residential Tenancies Act requirements.

The Contractor will provide Tenancy Management Services compliant with the Department's operational policy, procedures and relevant legislation; Residential Tenancies Act (NT) and the Housing Act (NT).  Services, as defined in the Scope of Services, are to include (but not limited to):

- Maintain a front desk for tenancy management services at an accessible location with minimum office hours of 8.00am to 4.00pm Monday to Friday.

- Manage the waitlist and support the allocation process in the community.

- Conduct appropriate and timely tenancy inspections.

- Provide property condition reports at the start and end of all tenancies.

- Monitor, address and manage rental arears and other debts associated with tenancy management.

- Maintain updated tenancy information for all dwellings in the Tenancy Management System.

- Case management of problematic tenancies including issues relating to visitors and anti-social behaviour.

- Facilitate regular Housing Reference Group Meetings for appropriate consultation with residents.

- Maintain a key register including spare keys in a secure location.

- Deliver Community Consultation for the Healthy Homes program in Alice Springs Town Camps to engage tenants in the program and promote the 9 Healthy Living Principles.
